February Sees Significant Drop in Singapore Home Sales

In February, the real estate market in Singapore experienced a notable decrease in private home sales, attributed primarily to a combination of fewer new launches and the impact of the Chinese New Year festivities. Analysts have observed that developers managed to sell only 246 units during this period, excluding executive condominiums.

This figure represents a sharp decline from January, where sales reached 466 units—a drop of around 47%. Additionally, when compared year-over-year, the current month’s performance shows an astonishing 85% decrease from February’s previous year total of 1,597 units. Despite these numbers, experts remain optimistic about future sales activity.

Factors Influencing Sales Dynamics

The slowdown in sales can largely be linked to limited availability rather than a downturn in demand. During the first two months of 2026, developers reported a total of 712 new private home transactions which indicates sustained interest among buyers.

Market observers have noted that as new projects are introduced into the landscape, there is likely to be a swift resurgence in sales. For instance, early indications suggest robust interest at River Modern—a development that saw transactions soar beyond February’s totals during its launch weekend in early March.

Sales Trends Across Regions

Analyzing sales by region reveals declines across all segments. In the Core Central Region, there was a significant month-on-month drop of approximately 61%, resulting in just 63 units sold—down from January’s robust total of 162 units bolstered by Newport Residences’ entry into the market.

The Rest of Central Region fared slightly better with reported sales totaling 103 units; however, this still reflects about a 15% dip from previous months. Noteworthy projects such as Pinetree Hill and One Marina Gardens topped this segment despite the overall downturn.

Executive Condominium Market Struggles

The executive condominium (EC) sector also faced considerable challenges with only 20 ECs sold compared to an impressive tally of 524 units during January—largely due to Coastal Cabana EC’s launch stimulating earlier activity. Among the few transactions recorded for February was Otto Place EC marking its presence as one of the top-performing developments within this segment.

A Bright Outlook Ahead

Looking forward, there is anticipatory buzz surrounding upcoming development launches set to reinvigorate market dynamics. Notably on the horizon is Rivelle Tampines EC with plans for launch later in March featuring an impressive count of 572 units. Such introductions are expected to revive buyer interest and push transaction volumes up again.
