New Housing Site in Siglap Set to Attract Strong Bids
In an exciting development for Singapore’s real estate market, the government has initiated the sale of its first private housing site in the Siglap neighbourhood within a span of ten years. This move is anticipated to stimulate interest among developers as they eye potential profits in this sought-after location.
Details on the Siglap Site
The Urban Redevelopment Authority (URA) has made available two residential sites as part of its Government Land Sales (GLS) programme. The highlight is undoubtedly the site located on East Coast Road, which is capable of accommodating around 85 residential units. The second plot, positioned at Serangoon North View in Hougang, remains under consideration and will only be put forward for tender if a qualifying bid emerges.
Bidding Expectations
Property analysts predict that bidding for the East Coast Road site could range from S$1,550 to S$1,650 per square foot according to insights from Wong Siew Ying, who heads research and content at PropNex. Based on these projections, the potential land cost might reach between S$146.9 million and S$156.4 million. A different perspective from Realion Group suggests a more conservative estimate of S$1,450 to S$1,550 per square foot.
This anticipated pricing places it comfortably above recent records; notably, a September bid for a site at New Upper Changi Road fetched S$1,537 per square foot, marking a new high for residential plots beyond Singapore’s central zone.
Site Specifications
The East Coast site occupies a strategic position at the intersection of East Coast Road and Siglap Road amidst established landed housing estates. It consists of two parcels measuring 2,481.1 square metres and 3,021.9 square metres respectively, with an allowable gross floor area totaling approximately 8,805 square metres under a long-term lease arrangement.
Notably, regulations dictate that homes erected here must average no less than 100 square metres due to nearby traffic conditions. This stipulation limits the overall housing count to about 85 units while also permitting the construction of long-stay serviced apartments on one parcel.
Market Dynamics and Developer Interest
The upcoming tender session is set to close at noon on December 3rd. Given the modest cost associated with the land and Wu’s projection about larger family-oriented homes catering to downsizers from nearby landed properties, there could be varied interest from developers despite concerns regarding project scale efficiency.
Justin Quek from Realion remarked that while smaller projects like this one can deter large-scale developers focused on volume-based advantages; however, the last private launch near Siglap was limited to just 41 units back in 2020.
Previous Bidding Trends
The previous GLS site offered in Siglap attracted considerable competition back in January 2016 when it brought forth eight bids. Ultimately awarded to a consortium including Frasers Centrepoint and Keong Hong Holdings for approximately S$624 million or about S$858 per square foot of floor space—a stark contrast reflecting present circumstances where prices have soared considerably since then.
A Look Ahead
The Serangoon North View plot encompasses significantly larger dimensions—8,085.9 square metres—and allows up to 20,215 square metres of total floor area over a similar lease period as East Coast Road’s site. However, being classified under reserve list status means it will only undergo tender if satisfactory bids are submitted by developers willing to proceed.
This plot’s proximity—only about 700 meters—from an upcoming station on the Cross Island Line scheduled for completion by 2030 adds another layer of appeal but may not prompt immediate action given existing commitments elsewhere within URA’s pipeline.
Current Market Supply Trends
The introduction of this new property helps bolster a series of planned developments through URA’s second-half programme which includes nine confirmed sites expected to yield over 4,745 homes alongside additional executive condominium offerings. With full-year supply poised well above historical averages—the projected number stands over half more than typical annual figures—there’s clear intent from regulatory bodies aiming for sustained growth despite slightly tapering price increases noted recently across various metrics analyzed by URA data.
